JV Conversations at the Kitchen Table

The conversations at my kitchen table, now, 10 years later:

“wow, you guys really got lucky with those properties, huh?”

I tried the ‘be polite and nod’ method years ago.

But it doesn’t work for me. So, I just tell it like it is; “I TOLD ya so.”

Because I sat at THEIR kitchen table trying to convince them to buy into real estate with me too.

That was back when I first learned about joint ventures and partnering up with people who had money.

So, like every newbie investor, I did everything the books told me to do.

I used fancy real estate investor terms like “waiting for the smoke” thinking I was cool and a bit funny. People would look at me as if I wasn’t playing with a full deck.

I’d even try to be all “pro-feshionale” (yes, that’s how it’s spelled LOL) and explain a JV deal:

“well Mr. JV prospect, a joint venture is when we invest effort, time, and expertise to run the entire investment from start to finish for you. You own the asset, get your ROI and capital investment back FIRST. And we are paid based the outcome of the investment.”

Wow – typing that now even makes me gag!

Because it SOUNDS so robotic – cold – and WAY too “financial.”

In other words, it sounds just like EVERY OTHER financial dude who is screwing them from every angle.

I hope you’re not talking like this to your peeps.

If you are STOP IT immediately.

Because people (well, normal people who don’t sit in real estate seminars like we do) don’t need to or want to hear that crap.

When I figured out THAT “secret”, it led me down a path to creating my own “secret sauce” of getting the right JVs to give me money without having to convince or beg them at all.

Best of all, I could throw away the entire “fake it ‘till you make it” bull and be me.

That includes being ‘non-polite’ when I CLEARLY told peeps about investment opportunities YEARS ago – know what I mean?

It worked like gangbusters…

– and I’d NEVER go back to the old-skool, out-dated ways real estate “gurus” are still teaching today.

Then real estate investors started asking me how I get JV investors with ease.

So, like the cool dude I am, I created a step-by-step course to show them.

Guess what happened.

THEY started attracting money like crazy too. They had the keys to the “vault.”
