How do you evaluate and choose the best real estate coach?
What are the “credentials” needed?
To answer that, let’s take a look at different types of coaches for real estate:
Some will hold your hand and help you navigate through your first few investment properties. They’ll show you exactly how they do things, and you can model their systems and borrow some of their teams and resources.
The best real estate coach for this would be someone with experience. One that is doing exactly what you want to do.
The more properties they have, the more experience they will have – that’s obvious…but they don’t need to have 100’s of properties to be the best real estate coach for you.
You just want to avoid someone who has never been through the tough times – both in market conditions and hands on experience with buying, tenants and so forth.
Do Real Estate Clubs Offer the Best Real Estate Coach?
There are other coaches who are there primarily for accountability. A lot of real estate clubs will set you up with some of these coaches, and they’re fine — but just be aware they’re not really teaching you about the ins and outs of real estate.
In the past few years, I’ve seen an increase of this type of “coach” in real estate clubs –
I won’t speculate why, but I’ve talked with a lot of real estate investors who have these “coaches” and for the most part, the investors are unhappy with the results because all they have are just people to bounce ideas off of.
There’s nothing wrong with that, if that’s what you’re looking for. Accountability is REALLY important – however, some of these clubs are positioning regular members as “coaches” who barely have enough time to run their own businesses and lives…
So I would pose the question “are they truly the best real estate coach?”
That’s up to you to decide.
Do I Need a Real Estate Business Coach?
There are also real estate business coaches (where I fall into) who will help you build your real estate business properly…so of COURSE I’m going to say “YES” to this one 🙂 .
And for me, it means they are not teaching you real estate – they are teaching you about BUSINESS.
To give you an example, I personally don’t teach real estate fundamentals and “how-to” stuff.
I understand it enough to give someone advice and what my thoughts are…but I’m not the expert in EVERY field of real estate. I leave that to the professionals. Maybe one of the other real estate coaches.
However, what I DO really well is help someone take all of the overwhelm, the choices, and all the chaos, and make more sense of it so they can fit the right pieces into their own lives.

I help you understand the business side of real estate; all of the stuff that traditional real estate clubs tend not to teach you in-depth so you avoid things like bankruptcy as an example.
When is the right time to hire a coach?
In my opinion, it all depends on what you need him/her for.
WHEN to add them is up to you. There’s no right or wrong answer, here.
But, if I knew what I know now, I would never have waited 40 years to hire MY first coach.
They help me advance my career 10x over because of the perspectives and strategies alone.
In my opinion, hiring your best real estate coach as soon as possible is the smartest investment you can make.
