When anyone asks me how to find money for real estate investments, I always start by asking them:
“Do you remember what it was like when you were just learning about real estate investing?”
I ask this question to anyone who tells me “I need people to understand…”
Frustrating as it is, we tend to easily forget what it was like to learn about lines of credit, equity financing joint venture partnerships, rrsp second mortgage investing and so on.
This is known as the curse of knowledge.
The curse of knowledge is something that cripples the effectiveness of our ‘pitch’ to potential joint venture investors because we tend to over-complicate things.
We “expect” people to understand the “simple” things in our joint venture presentations…
…like SPF (staying power fund) or COC (cash on cash)
And even if they do, we still rack our brains trying to figure out WHY they’re not investing their money with us.
Simplicity counts to find money for real estate investments
Simplicity is the most important part of any sales message, marketing campaign and yes, your joint venture presentation.
If you don’t connect the dots in a simple way, all you’ve done is put more road-blocks in front of people.
Because believe it or not, your real estate investment IS an obstacle…
It’s what stands between them and what they want.
They will have to DO something uncomfortable to get WHERE they want.
Side note: Why do you think there are so many “pretend” real estate investors out there sitting in seminar rooms?
Because they’re unwilling to do what’s uncomfortable.
Same goes for your investors.
Are you with me?
And it’s not only you and me trying to get them to invest in real estate.
It’s all the daily noise and offers they hear in pursuit of their capital too.
All they want is to get what they want as fast as possible
…with as little disruption to their world as possible.
In other words…SIMPLE.
So, this brings me back to my original point.
Make your real estate investment option / presentation SIMPLE.
Stay away from being a real estate “professor” and talk to people in the simplest form.
Your job as a real estate professional is the understanding you have the curse of knowledge ; and then make things very simple for people.
Help them SEE the value in your real estate investment.
